Marian Vale - Create A Community
This
is an invitation to participate in the creation of a total community
of tourist attractions, homes, shops, industry and jobs being built
on 1395.64 hectares (3489 acres) of prime land, at Marian Vale Village,
between Sydney and Goulburn.
Located 195km and approximately 90 minutes drive
from Sydney CBD, on the M5 Motorway, the project, already, is well
advanced.
Marian Vale Village, in Goulburn Mulwaree Shire,
is one of the most significant new development sites in the New South
Wales Southern Highlands and Tablelands.
It could contain:
- A village of 400 hectares of 2000 to 4000 varied
housing, with associated roads retail industries, parks and village
squares.
- A total 37 rural holdings of average 40 hectares.
- A
fully restored circa 1828 inn and modern tourist facilities.
- Employment
opportunities for 1000 people in full and part-time occupations.
Quarries, in three isolated valleys, able to extract one million
tonnes a year of rock, sand and clay, for 30 years - plus a fourth
quarry devoted to basalt extraction.
Brick, ceramic, concrete and building product industries
using extractive materials quarried on the site.
- A timber products
industry, utilising timber cleared on site.
- A commercial water refining
and bottling plant, utilising ground water resources.
- A road transport
storage and maintenance facility, adjacent to the M5 Motorway.
- Light
industrial storage facilities for non-hazardous, dry products and
materials.
- Internal sealed roads and direct access to the
M5 Motorway.
All essential services, including environment-friendly
management of sustainable water supply.
Marian Vale Village and its
industrial/commercial precincts stretches 10 km from the M5 Motorway,
in the north, to Mountain Ash Road, in the south. It is approximately
six kilometres wide at its widest point, in the centre.
This is an outstanding “ground
floor” opportunity for
a long term major investor.
